Don't make the number one real estate mistake, don't buy or sell a home without an Inspection

Buyers make sure you have any house or apartment inspected before you buy.

The average cost of a single home is $350 for a one time inspection that takes approximately 45 minutes. Our thorough home inspection cost is not just for one property, we will inspect up to three properties during your search for a single cost of $250. A single inspection is $150 ($100 for condos under 500 SQ FT).

We check to make sure everything is in proper working order and will estimate the repair cost for items that will need to be replaced. For instance, a water heater may cost $175 to fix and up to $6,000 to replace. Another example is improperly installed flooring, it seems like an easy fix, but many times it cost nearly as much as a new install.

Get an objective view before you buy, it is money well spent.

General Home Inspection:

* Structural Elements.

Construction of walls, ceilings, floors, roof and foundation.

* Exterior Evaluation.

Wall covering, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, fascia, trim, doors, windows, lights and

exterior receptacles.

* Roof and Attic.

Framing, ventilation, type of roof construction, flashing and gutters. It does not include a guarantee of roof condition nor a roof

certification.

* Plumbing.

Identification of pipe materials used for potable, drain, waste and vent pipes. including condition. Toilets, showers, sinks, faucets

and traps. It does not include a sewer inspection.

* Systems and Components.

Water heaters, furnaces, air conditioning, duct work, chimney, fireplace and sprinklers.

* Electrical.

Main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures.

* Appliances.

Dishwasher, range and oven, built-in microwaves, garbage disposal and, yes, even smoke detectors.

* Garage.

Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.
